Our Story
A Residence Built on Care, Not Convention
Fook Yuen was founded because we believed seniors in Hong Kong deserved a place that treated them as the interesting, capable people they are — not simply as residents in need of management.

Our Story
Fook Yuen began with a straightforward observation: senior living in Hong Kong too often meant choosing between a busy family home and a clinical facility. There was little in between — little that felt like a genuine home with support woven into everyday life, rather than imposed upon it.
The founders spent years working alongside elderly residents and their families across Kowloon before opening Fook Yuen at 116 Waterloo Road, Ho Man Tin. The address was chosen deliberately — central enough to stay connected to the city, quiet enough to allow proper rest.
What grew from those early years was a small community of residents, hosts and families who shared a belief: that later life, handled well, can be as full and purposeful as any other chapter. The name Fook Yuen — 福苑, meaning Garden of Fortune — reflects that intention.
What Guides Us
Our Mission
We exist to give seniors in Hong Kong a place where daily life is comfortable, connected and entirely their own. Every decision at Fook Yuen — from the staffing approach to the outing schedule — comes back to one question: does this help a resident live well?
We are not a medical facility. We do not claim to replace family. What we offer is a steady, warm environment where familiar faces greet each morning, where the city remains accessible, and where each person's preferences are genuinely respected rather than accommodated as an afterthought.
Our team is small by design. We believe consistent relationships between residents and staff matter far more than scale.

What We Stand For
Our Values
Warmth
We treat every resident as a respected guest — present, not managed. Kindness shapes every interaction.
Dignity
Each person's independence and preferences come first. Support is offered, never assumed.
Connection
Life at Fook Yuen stays tied to the city, the community and the people a resident has always known.
The People Here
Our Team
A small, stable group — many of whom have been at Fook Yuen for several years and know each resident well.
Lam Wai-Ling
Residence Manager
Wai-Ling has worked in senior welfare across Kowloon for over fifteen years and joined Fook Yuen in the second year of operation. Residents describe her as steady and easy to talk to.
Chan Ka-Ho
Senior Host & Outings Lead
Ka-Ho organises and accompanies every group outing, knowing the city's neighbourhoods and their rhythms intimately. He has been part of the team since Fook Yuen first opened its doors.
Yip Mei-Fong
Daily Living Support Coordinator
Mei-Fong oversees the day-to-day housekeeping arrangements and works with each resident to make sure their room and routine stay exactly as they prefer them.
How We Operate
Our Standards
The standards we hold ourselves to are the same ones any resident's family would hold if they were present every day.
Resident Privacy
Rooms are private spaces. Staff ask before entering, and personal information is handled with full discretion at all times.
Safety & Access
The building is designed with senior mobility in mind. Staff are trained in first-aid and work closely with families when any health concern arises.
Service Quality Reviews
We conduct regular internal reviews and welcome feedback from residents and families as a routine part of how we improve.
Nutrition & Dining
Meals are prepared with attention to variety and local preference. Dietary needs are noted and honoured from the day a resident arrives.
Staff Credentials
All team members hold relevant certifications in elderly care, first aid and personal data handling, in line with Hong Kong social welfare guidelines.
Family Communication
Families receive regular updates and are welcomed to visit at any time during the day. We treat the family relationship as part of the care arrangement.
Our Expertise
Senior Residential Living in Hong Kong
Senior residential living in Hong Kong sits at the intersection of culture, family expectation and the practicalities of city life. At Fook Yuen, we have spent over a decade understanding what that means for the families who turn to us — what they hope for, what concerns them and what, above all, they want their parent or grandparent to feel each day.
Ho Man Tin is a neighbourhood that suits this kind of life well. Close to Prince Edward and Mong Kok without the noise, accessible to clinics, markets and the MTR, it offers the texture of Hong Kong living without demanding that residents manage it alone. Our location on Waterloo Road places residents within a few minutes of the city's rhythms while the residence itself remains calm and unhurried.
Our approach to non-medical senior living is built around discretion and continuity. The same faces each morning, a room that belongs to the resident, food that reflects local tastes, and a team that listens rather than manages. These are not grand claims — they are the details that make the difference between a place that is adequate and a place that feels right.
For families making this decision, we understand that trust takes time. We welcome visits, extended conversations and all the questions that come before any commitment is made. Fook Yuen exists because this kind of careful, respectful matching between a residence and a resident is worth doing properly.
